£180K dilapidation strip out and subsequent turnkey fit out for third sector client in Dumfries town centre.

This project encompassed the complete ground to roof renovation of a traditionally built sandstone property across two floors. The works were carried out to the architect specification and to a set programme dictated to by the client’s move in date. Works were both internal and external and in a sympathetic manner given the property’s location on a busy town centre street.

Demolition: Strip out of all existing fixtures and fittings – Removal of bird waste and subsequent chemical clean – Removal and disposal of cement asbestos roof- Removal and disposal of failed concrete floor. Full electrical strip out

Building: Casting of new concrete floor – Natural stone preservation repairs. Preparation and repair of badly weather external random natural stone walls. Installation new cement lintols to replace failed natural stone – Formation of window and door openings to both internal and external walls

Steelwork: Installation of structural column and beam steels Manufacture and installation of steel fire escape stair case

Roofing: Installation of polycarbonate roofing system. Extensive repair work to traditional slate pitched roofs – Replacement of failed lead flashings and gutters. Installation of roof void ventilation – Installation of new built up felt roofing system

Joinery: Timber repairs and replacement of rotten structural timbers to floors and roof trusses Formation and installation of new floor and roof structural timbers- Installation of new sound proofed timber stud partitions. Installation of new suspended ceilings. Installation of new timber door sets. Manufacture and installation of new traditional timber windows – Glazing repairs. Installation of fitted kitchen

Plumbing: Installation of new DCWS and DHWS Installation of new drainage supplies including connection into public drainage network Installation of new disabled, male, and female welfare facilities including all associated pipework

Electrical: Installation of new electrical distribution equipment – Installation of new field wiring. Installation of new electrical fixtures and fittings Installation of new ventilation system

Data and Telecommunications: Installation of all distribution, field wiring, and fixtures to meet client specification

Decoration: Ames taping and filling. Full internal decoration External decoration

Soft Finishes: Preparation and installation of all vinyl and carpet floor coverings. Installation of client furniture and fixtures
